Buying or selling a home in Israel
Aspects of relocation
Changing residences is considered the third most traumatic experience a person encounters during his or her lifetime. This stress not only encompasses the actual transaction but also includes additional activities associated with leaving or entering a home such as different educational facilities, social adjustments and physical relocation of one’s possessions i.e. moving. Moving should be the least problematic of the difficulties encountered when leaving or entering a community. Its main asset is that it is over much sooner than other adjustments. Additionally its cost is relatively small compared with most other issues confronting the family. Why then does the relatively simple act of packing up one’s appliances, furniture, books, dishes linen, clothing, artwork and other personal effects create the level of stress caused by this procedure? On a basic level the day of moving out of or into a home engenders mixed emotions as weeks or months of planning, discussing (arguing),packing, leaving friends etc. is finally happening. Beyond this level a fear of a new situation is ever present. A family experiences the complete range of the emotional scale from excitement and joy to resentment and depression. Eretz Nadlan feels that this juncture represents a critical moment in the purchase or sale of a residence and has decided to offer its customers professional assistance in managing this problem.

Should people who intend to sell, buy or rent real estate agree to pay a Licensed Real Estate Agent a commission to help them, or should they use popular internet listing sites which cost little or no money. Do these savings justify the final results? What services and advantages do professional Licensed Real Estate Agents provide to justify paying their fees?
The value of real estate in Israel is determined by many factors such as location, size, layout, balconies, gardens, view etc. The main factor in determining the sale/purchase price is the "market value". Simply put, what are buyers paying for similar properties? While there are properties that have special features or improvements these items only add a marginal value because the prospective buyer may not value these features as much as the seller. A professional Real Estate Broker understands the market and can help the seller/buyer accurately determine the correct market value and help both sides to reach an agreement. Internet listings provide minimum information regarding specific properties. Buyers maypass up a particular home because of an inadequate description .Additionally, many owners do not want to be bothered by buyers who are not suitable or interested in their property and therefore do not list their property, preferring to use an agent to find a suitable buyer. Agents are not interested in wasting the valuable time of the sellers, buyers or their own time and will only arrange meetings that they see are suitable and may lead to a sale/purchase. Licensed Real Estate agents have a knowledge of available properties in the area due to their experience in the market and their relationship with other agents. They can also scan listings and advertisements and select those properties that may be suitable and visit them prior to offering them to prospective buyers who they feel will be interested in the property and that the property is suitable to their budget. Even after potential buyers finds the properties that match their budget and needs,
there are often many challenges that remain. Buyers may need technical changes to suit their family's particular needs. Both parties will need legal assistance, financial services or other assistance .A Licensed Real Estate Agent can recommend reliable professionals to address these issues. Licensed Real Estate Agents have responsibilities and duties that are set forth by the Ministry of Justice and have been established to protect buyers and sellers from unscrupulous behavior.
In summation professional Real Estate Agents brings a wealth of knowledge and experience to both the buyers and sellers in order to achieve their real estate needs. Their fees are a small price to pay for offering such an important and vital service.

Engineer report can prevent disaster ! |
|
The Eretz Real Estate Group recommends that anyone who has decided to purchase a property should always order an independent engineer report. Although it can cost about $500 it is a relatively small price to pay and can save you making a terrible and potentially disastrous mistake. Often real estate agents will tell you how good the property is, how wonderful the builder is etc but they may omit telling the negative aspects relating to the property. This is why choosing a trustworthy agency is so important when buying real estate. The Eretz Real Estate Agents will always tell you of anything positive or negative about the property as long as they know the facts. The problem is that vendors do not always tell us all they know and real estate agents are not qualified to advise on the structural condition of a property. In Ramat Gan during Saddam's scud missile attack on Israel there were many cases of damage to buildings, many without sufficient foundations. Many buildings had to have their foundations reinforced. Only a few weeks ago a contract in Buchman fell apart because of a scary engineer report. The potential buyers fell in love with a particular property and were just about to close and sign the contract. Their independent engineer reported that there is a terrible dampness problem in the basement. The repercussions were devastating. Firstly no expert would promise that even after great expense and turmoil that the dampness problem would definitely be fixed. Secondly that it would mean breaking walls and digging up floors and waiting a year to make sure that everything was fixed before putting in new floors and walls. Even if the vendor or agent tells the buyer there is a particular problem, only an expert can foresee what the implications of the problem could be. I would hope that whoever buys the property would do their homework and make sure that they fully understand the implications of what they are getting involved with. We at The Eretz Real Estate Group try our best to inform our clients about location problems, building defects, extensions that are without planning permission etc. What is most important is that we can direct you to the best experts in any particular real estate field to help you understand the whole picture before making irreversible decisions. The first things to do when looking for dampness in a property is to smell and look around carefully. Musty smells and stains are obvious indications of dampness. The problem is that the causes can be very hard to find and can be very expensive and disruptive to repair. Dampness can be caused because there is lack of ventilation, no windows, bad structural design, outside walls are not treated, bad roofing, broken pipes and inneficient damp courses are examples. Dampness can damage the foundations of the building and can cause mould which can cause health problems. Any damp problem can be caused by a number of deficiency factors. Make sure your building inspecor checks carefully for any dampness problems before buying a property.
