Engineer report can prevent disaster !

The Eretz Real Estate Group  recommends that anyone who has decided to purchase a property should always order an independent engineer report. Although it can cost about $500 it is a relatively small price to pay and can save you making a terrible and potentially disastrous mistake. Often real estate agents will tell you how good the property is, how wonderful the builder is etc but they may omit telling  the negative aspects relating to the property. This is why choosing a trustworthy agency is so important when buying real estate. The Eretz Real Estate Agents will always tell you of anything positive or negative about the property as long as they know the facts. The problem is that vendors do not always tell us all they know and real estate agents are not qualified to advise on the structural condition of a property.  In Ramat Gan during Saddam's scud missile attack on Israel there were many cases of damage to buildings, many without sufficient foundations. Many buildings had  to have their foundations reinforced. Only a few weeks ago a contract in Buchman fell apart because of a scary engineer report. The potential buyers fell in love with a particular property and were just about to close and sign the contract. Their independent engineer reported that there is a terrible dampness problem in the basement. The repercussions were devastating. Firstly no expert would promise that even after great expense and turmoil that the dampness problem would definitely be fixed. Secondly that it would mean breaking walls and digging up floors and waiting a year to make sure that everything was fixed before putting in new floors and walls. Even if the vendor or agent tells the buyer there is a particular problem, only an expert can foresee what the implications of the problem could be. I would hope that whoever buys the property  would do their homework and make sure that they fully understand the implications of what they are getting involved with.  We at The Eretz Real Estate Group try our best to inform our clients about location problems, building defects, extensions that are without planning permission etc. What is most important is that we can direct you to the best experts in any particular real estate field to help you understand the whole picture before making irreversible decisions.

Discovering Dampness

The first things to do when looking for dampness in a property is to smell and look around carefully. Musty smells and stains are obvious indications of dampness. The problem is that the causes can be very hard to find and can be very expensive and disruptive to repair. Dampness can be caused because there is lack of ventilation, no windows, bad structural design, outside walls are not treated, bad roofing, broken pipes and inneficient damp courses are examples. Dampness can damage the foundations of the building and can cause mould which can cause health problems. Any damp problem can be caused by a number of deficiency factors. Make sure your building inspecor checks carefully for any dampness problems before buying a property.

Modiin Real Estate Agents

I have to write this blog today because I am angry with the distasteful and selfish behavior of many Real Estate agents working in Modiin.  There are many very good and honest agents in Modiin that  really care about their approach and honesty to their clientèle and I enjoy working together with them in achieving  the best possible professional service for those that use Modiin real estate agency services. It is the few unscrupulous agents who give a bad name to our profession. My office has been threatened by another office to stay away from a building that we had been signed exclusive by the person who had bought almost the whole building. In another case the vendors were threatening by another agent that they would be outcasted from their community if they signed exclusive. In another case a Buchman agent tried to persuade a vendor (by chance the vendor was the owner of a big and reputable office in Modiin who realized that to sell in Buchman needs specialized Buchman agents and contacted our offices)  that the buyers were not suitable for his home. The clients were very interested and they even put in a high offer that was rejected. The unscrupulous agent was more interested in his own pocket than the needs of his clients. In another case a rental was offered at 500 NIS above the owners asking price by another agent. Only by luck the owners also contacted my office and were able to sign a contract. That was no thanks to the other office who advertise large spreads in the local media but do not necessarily offer the best services. This could be due the large number of agents that they hire and the huge turnover of agents. Do their clients get the best service that they need? Last week I was flabbergasted to hear of a well known Buchman agent who was not prepared to bring her / his clients to a house that is exclusive to Buchman Real Estate and Bloomhousing. Not only did this uncaring agent upset the owners of the property, the agent is jeopardizing the chance of his /her clients to find the most suitable service for the potential buyers. I have never told a client not to buy from another agent if they have seen a property that they felt was suitable. I have never played selfish games at the cost of my clients with other agents. Nor would I ever allow an agent to work for my office that did not have our clients needs as the prime goal in our service to them. It is better to lose a deal than to make money by dishonesty. Buchman Real Estate and Bloomhousing has built up its reptation and success by that virtue. No agent owns you ! Look out for other exclusive properties advertised, they could be the properties that are best suited for you.

Israel At War

Israel has suffered from rocket attacks from Gaza for the last 8 years. Thousands of rockets have rained on Israel's southern cities and villages. Many Israeli's been killed and the terror that these rocket attacks has caused has made it impossible for Israelis living in these areas to live a normal daily life.  Israel has tried over the years everything without going to war to stop Palestinians firing their murderous weapons. The cost has been high even to the time when Israel abandoned settlements close to Gaza causing a terrible rift within Israel. The Palestinians answer to such an action was to burn the synagogues that were left and to fire even more rockets upon Israel. Israel's painful efforts for peace received an answer of hate and even more terror. The Palestinians chose to vote Hamas in their elections and it was clear that the Gazan Palestinians had voted for more hatred, terror and eventual war. Even so, Israel  searched every path in order  to find a peaceful solution to stopping Hamas's blitz on Israel's south. None have proved successful. After eight years Israel has chosen to go to war, what other country would have waited so long!
I am an Israeli citizen born and brought up in Britain.  I grew up proud of Britain's great history and the courageous words of Winston Churchill  "The people with one voice would say: "You have committed every crime under the sun. Where you have been the least resisted there you have been the most brutal. It was you who began the indiscriminate bombing. We will have no truce or parley with you, or the grisly gang who work your wicked will. You do your worst - and we will do our best." Perhaps it may be our turn soon; perhaps it may be our turn now."

It is our turn now!!!

It is sad for me to hear how the current UK prime minister and his Jewish foreign minister Miliband seem to care more about Muslim public opinion than they seem to care about Israel and her right to protect her civilian population. The British government should listen to the wise words of George Bush and copy his parley. " US president says his country working to reach meaningful truce in Gaza that includes monitoring mechanisms to halt weapons smuggling into territory. 'Another one-way ceasefire that leads to rocket attacks on Israel is not acceptable," 

The ex mayor of London, Ken Livingstone met with Bianca Jagger and other celebrities in the quiet safety of London last week protesting against Israel's "unproportional attack on Hamas". Palestinian rockets have fallen directly on Schools and kindergartens this week. Would these "protesters" have preferred that Israel children had been inside at the time and been massacred in order to "lessen" the difference in number of civilian deaths on both sides!  I would have liked these "brave and wise" celebrities to have met in Sderot or Ashkelon or Ashdod and had their meeting. Maybe if these "angels" had met once a week for the last eight years and had protested against the Palestinians firing rockets on innocent Israel's civilians, this war might have been unnecessary!

This is the time for people all over the world to pray that the war in Israel will end quickly and that the Hamas will realize that the cost of rocketing Israel is so high that it will never do it again. Israel has proved itself a nation of peace but when there is no choice she is prepared to go to war ind order to protect her right to a peaceful existence.
