Real estate agent versus private advertising

Many vendors and buyers feel that they can get a better deal by bypassing real estate agents and buying or selling directly. I have seen so many deals crashing because of the inexperience of one of the sides. It is easy to get offended, to make an offer that is far too low and unrealistic, to put an unrealistic asking price, sometimes too low and often well above the true market price. Many closed deals have at one time seemed impossible, but with experience, creativity and hours of careful negotiations the deals have gone through. Many of my clients have bought properties at a fantastic price whilst the vendors have been delighted to sell so that  they could move on. I used to be very wary of real estate agents, but now working as one for many years I realize more than ever the important part a good and experienced agent can play in a real estate deal. Some buyers believe that they can benefit by bypassing a real estate agent, engineer and even a lawyer in their real estate purchases. These type of people even bypass doctors and search for their symptoms on the web. My advice is choose a good proffessional when dealing with such large sums of money. Many vendors are so inundated and intoxicated by the "hundred's" of calls and visitors to their properties after placing adverts in papers and the web or putting up a sign outside. Most often get quickly tired of this cheap plan of action when they have to spend hours dealing with so many window shoppers and time wasters. Often even blowing a good deal when finally a good and serious buyer finally turns up.
